Our Tenants love the idea of the sprinkler system that's also fully alarmed & tied into our 1st responders & it's Fire Chief approved.To be honest if we do another complete rehab/flip especially on a multi I'd be inclined to add a sprinkler system.

And if you buy in Syracuse, Perry, Plain City or anywhere else in northern Utah (that isn't a 7000sf mistake with a swimming pool) you'll be fine.And definitely take @Bill Boudreau's advice and start coming to the REIA's where you will find off-market deals, wholesalers, and real estate agents who know how to help investors get properties even in this tight market.Good luck!

A lot of hard money lenders today are able to lend on auction properties depending on the circumstances, but be forewarned there could be a number of issues such as your inability to see the interior and how much it may need or the homeowner may still be present and you may have to get an ejectment after purchasing.In short, I would strongly recommend not purchasing at auctions UNLESS you're going to make it a chief strategy of yours and really put in time learning the details, going to auctions and just watching how they unfold, etc.
