I'm a big fan of equity before cash flow, so if you can make it work and don't plan on rapidly expanding your investment portfolio, this could be a way to gain equity as the tenant pays down your mortgage.

This is very limiting when buyer get multiple offers.I have the funds to buy with cash, but I am not sure how a DSCR or Cash out refi would work, and if it would limit my future funding to the point of being overly restrictive.

I try to refinance house 4 and it doesnt work and thats another long story but i went through a broker and they royally f'd up IMO.
