I have picked up a unit or two, from an actual bad landlord, one who, instead of putting a new wax ring on a toilet, rigged it, one who had let a tenant have raw sewage backing up for a few months, before, they had the sewer pipe cleared out.

I think you can be more flexible on SFRs, but when dealing with multi-units, you stick to those rules because they usually ring true. 

The old saying that it takes twice as long and costs twice as much rings true.

Burnt out lightbulb, toilet flapper not seating, worn agitator dogs, bad ballast in fluorescent lights, faulty circuit breaker, leaking wax ring in commode, loose p-trap cap connecters under sink, modem has reset to factory default, thermocouple needs replaced on hot water tank, filters need replaced for central heat/air, ceiling fan needs balanced, lint trap on dryer is torn, source input needs reprogrammed on HDTV remove, headboards too close to wall and making impact damage. 

We also use ring for doorbell/video for our front door....dont have anything in the back...yet.
