Just so you know for the future, the hardi board or durarock boards are NOT waterproof, more like water resistant.

I know you have heard a thousand times but couldn't resist! 

I've inherited a couple of tenants over the years and found that they always show some resistance at first.

If you pay all those plus a premium, you should be on the safe side and less resistance, MAYBE it will not ruin your chances of hiring them again.

We then had to upgrade the entire house to todays code (arc fault breakers and tamper-resistant receptacles). 

Persistence will break the resistance from the obstacles in the way to success!!  

i'm TOTALLY sold on Roy's presentation of why lino's far superior to vinyl and Dumitru thanks for pointing out why vinyl might be a lousy option even though at face value (appearances) it appears so liquid resistant and durable.will totally go with linoleum and maybe even when we renovate the run down bath in the building, use linoleum even there!

You are correct that the HELOC is the only debt.Thanks for the idea.The seller may resist that idea since she is convinced that no one will want to buy the property.

Also they do resist rent increase more than average.
