There are some that are great for sure, but I have currently heard terrible stories about people putting money in the last 2-3 years and losing it all, capital calls and losing the whole deal due to bad bridge loans (some coming do very soon).

If you don't plan on paying cash and have to leverage with an owner-occupied loan product then you should set up your LLC as a property management company because you will not be able to borrow in the name of the LLC.

Like I can do a BRRR on 600k property with no cash-flow or a 150k property with $300 monthly cash-flow, but do not have the same investment vehicle, and it is the same cash that is doing both, as for the 600k purchase I'd be using the same 100k towards hard money loan

Here is what I learned...1) They buy properties in Ohio, and that they claim each property would deliver a 30-35%+ cash on cash return. 2) The promised 30%+ cash-on-cash return is achieved with interest only loans.
