It is a bit of an expense, but I feel like it pays for itself in returns, peace of mind, and education. 

It’s very sad to see the death toll climbing, people losing their jobs and suffering, but I must say I’m enjoying the peace and quiet, lack of noise and air pollution, no traffic and a quietude that I haven’t experienced in Boulder since the 90’s (minus the trails, the trails are busier than ever).

Then if the market provides them some peace in that time they possibly would close.  

The world has completely changed in the blink of an eye and everyone is looking for some peace and certainty.

People can and do purchase commercial real estate that have been studying and analyzing the market, but I would say the majority of people need the support and the in depth knowledge to feel peace of mind about their purchase.I work alongside my dad who has 30+ years experience in the field and see this knowledge piece as invaluable to customers looking to buy/sell.

So the Mrs wants to do Dave Ramsey’s Financial Peace University.

That exit clause needs to be not only fair but attractive, particularly on holds of 5-7 years (one never knows what happens), to give investors peace of mind.

I find peace and happiness in simplicity but that's just me.See if you can split up the former gym space into multiple tenants or maybe try to hold out for medical type tenants.

Another thing that has been immensely helpful for me is understanding how much peace is brought by having a reserve in place.
