With the way my brain is wired I like to have a moderate amount of organization and structure. 

Normally what I see is about 1/2% to .75% of the house value in moderately high insurance states. 

As a lender, it doesn't make sense to have money that can't be invested elsewhere but also is only earning interest when someone else decides.I'm currently considering a couple of options...Interest paid only on drawn funds, but with a larger minimum draw amount and a higher interest rate (~10%)Low rate (2-4%) paid on unused funds, moderate rate paid on drawn funds (6-8%)What am I missing? 

It is disgusting to think about, but there are people who would rather buy alcohol than feed their children.

We are in NW Florida, so our winter can be moderately cold in Jan and Feb and we also have to deal with May-Oct high heat and humidity (high AC usage). 

The plot is in a moderately desirable area and I'm almost certain we could get full occupancy quickly.  

The Federal budget has all kinds of doors for low and moderate income loan programs coming, just not there yet. 

I focus on low-moderate income residential and have seen a huge increase in value across our holdings over the past 3-5 years, so we wrestle with selling all the time.
