One major repair and that's all wiped out (I see people gripe about that all the time)The best use of your money is to find ways to make money from it. i.e.

an inspector will tell you everything wrong with a property, from the minor to the major. so if the inspection report finds a bunch of electrical issues, yes, you'd need an electrician to tell you whether they are $200 fixes or $2000. 

Fundamentals change neighborhood to neighborhood (i.e. appreciation potential), inventory/absorption issues may exist, rogue city council members and/or registered community organizations can make neighborhoods less appealing with little oversight which impacts value and marketability.

I have a 3/2 rented with that model for 7 years , no major issues since I started doing background checks.

Lots of major developments going on over there with the new Honda Plant, airforce museum, and University of Dayton. 

For a new construction that the house will last at least 50 years before major repairs, we were pretty happy with the current result.
