I would like to lay out a scenerio for a property that I am closing on in the next few weeks (hopefully, we have a final approval for SS) and hear what other buy and hold investors have to say.Backstory- My normal bread and butter property in this area is badly distressed, total rehab (all mechanicals and cosmetics).

They have a final judgment, and that is how/when the sale date is set...usually 45-90 days out, so I'm assuming a sale date in January.

If you are buying one on a auction sites... sometimes they allow for a finance contingency.

Typically we have a ball park idea, the buyer is on board up front and adjust his purchase price down accordingly, then the buyer agrees, or doesn't agree, by addendum later once a final "additional contribution" is determined.

I'm a finance major so get the math on what you stated above, but also went broke in '07 with $6+ mil in debt on (supposedly) $10 mil in property.
