In my experience, tenants that remain in place for 5+ years are almost always behind market rates.

My experience in Massachusetts, where it took nearly a year to evict a non-paying tenant, has made me more selective about the locations I invest in.I am looking forward to learning and sharing insights with this community!

Thank you  The good GCs charge 20% but this does not equate to your savings because the GC will have better contacts, have namer experience coordinating contractors, be more familiar with permit process and expectations of the inspectors.  

My primary focus is on the BRRR method, with a greater emphasis on appreciation over cash flow.For those with experience investing in Cleveland, I’d greatly appreciate any insights on neighborhoods worth focusing on.

If that means renting out part of your residence, that's great for cash flow and experience. 

I'm not a lawyer but in my experience that doesn't make any sense. 

I have others that can close in just a few days, if that's your priority.I'm happy to share my experience both as an investor and as a lender.
