The only things I can think of are appliances, kitchen cabinets, and bathroom fixtures, which brings me to about $10k.

If you buy a property with chrome or brass fixtures, you can easily change to either brushed nickel or Oil rubbed bronze with the appropriate colored metallic spray paint. 

They are going to charge you hourly but if the job isn’t too big and you provide the fixtures, you can get the work done quickly for not too much more.

My skill level is limited to upgrading an existing space with new paint, fixtures, flooring, and lighting; this includes exterior painting, roof shingle upgrades, and deck building. 

In my experience its ok to risk paint, carpet, doors, fixtures only.   

Also I  need input on underground drain tubes that would connect your gutter downspouts to underground drains thereby keeping water away from your foundation and interior structures & fixtures.
