Their mother began renting it out in 1957 and it has only had 9 tenants since 1957.Most of the major mechanicals/expensive items have been updated such as:     New Roof 7 years ago     New Hot Water tank     New Plumbing this year     Foundation Repairs last year     New Air Conditioner Condensing Unit todayI also asked him his bottom line and I think that I will be able to get him down to $65k.Does this change anyone's answer?

If you have ducts your looking at about $4K for a new furnace and AC condenser.

As common with most homes in my area, the condenser unit sits outside in the back of the house but the furnace is also outside right next to it.

Future opportunities will be more skewed towards large metropolitan condensed populations, although there will still be some opportunity for those in more rural areas where coverage is needed.                      

Instead we waived any demands of costs to repair the 2 hail damaged condensers of the air conditioning units.

There was condensation on the windows in the whole house, you can smell mold in the basement, not so much upstairs(its been sitting like this for a week or so now).My first thought was: "not worth it, there are always less complicated deals".

It's so bad we have to put AC condensers on the roof  or hang them on side second story or they walk off.

., cheap ones can be noisy and the condensation hose can leak on your floor.
