Look up average performance of those markets on platforms like Pricelabs and call around to find out expenses (there are also many market specific resources on FB and YT).

To locate tenants, contact real estate agents or property managers, or use internet platforms such as Zillow Rental Manager or Apartments.com.

Then plug that address into the platform/software you use to pull up additional comps for similar properties.Realtor.com and redfin have a ton of free data as well.

Yes I've found I'm in this funny spot where I'm too big to string together a few softwares, but not big enough for an AppFolio or very robust platform.

Then, once the other side of the unit is ready to go, I would use platforms like Airbnb to rent out monthly to traveling healthcare workers, etc.
