every real estate book i have ever read said focus on cash flow not banking on speculation on hoping for a spike in appreciation which most investors in NJ focus on or bank on loan pay down. i am looking around NJ and i am seeing rents sky high and see some reduce. i am open minded but also focus on cash flow as anything else is risky no?

(I'm estimating about 40K of repairs total)I would be using an FHA loan with 3.5% down at a 4.65% rate (Apparently there is a huge spike due to liquidity issues, I was originally quoted at 3.35% so this is really blowing up my numbers).
