Back it up by supplying them with all of the numbers, and a concrete plan of how you're going to execute the work and earn them a return on their money. 

No lender will finance a non-compliant use.

Anyone that has been a landlord for a while can relate.You must train your tenant in the beginning or you will get paid last if there is any money left.You more you treat being a landlord ad a business the better you will be.Ask yourself what would the power company do when someone calls with drama?

There are also signs of a cover up at the base of the foundation because there are new concrete blocks there to hide the foundation and a temporary drain placed nearby to prevent water from reaching the foundation.

I’m leaning toward concrete floors, so two levels with block and reinforced concrete has been my target.

You're not going to see many 1031 compliant opportunities for the typical crowdfunding  size deal crowd. 

Then you should put together a pitch-deck with a sample deal, so you can talk with people about something concrete - i.e., "If I found a deal like this, would you be interested in investing?"  

I have heard people pour concrete down the toilet, punch holes in the walls, etc because they are unhappy about leaving.

I've tried to find information on this but can't really come up with any concrete yes or no answer.
