Using the BRRRR method and 1031 tax deferment strategies are a great way to build your portfolio. 

I'm not buying any more properties (unless I do a 1031 exchange, highly unlikely right now) so more new mortgages.  

@Brynn Walden, Syndications may be tough to work with a 1031 exchange. 

BTW, we get CFLs free from our local power company in exchange for spent ones, so it was an easy fix.

More realistically, if there's a veteran willing to give up re-using their VA loan entitlement amount in exchange for top dollar on the sales price, that's for the listing agent to proactively put in the listing description, and have a stock flier/email to send back when inquiring buyers/agents ask.

I have a partnership (1065) selling the property and 1031 into 3 different replacement properties.

One of the get things about the VA Loan is you can hold a property for up to 15 years without doing a 1031 and purchase small multifamily, which will kick start your investing career.
