@Marc Winter Yes, I meant the buyer that bought my property on Contract for Deed.Yes, I will not have to evict him instead of foreclose.I was only a bit concerned about ejectment, as i don't want any damage in the property and want this issue to be resolved on simple terms.

As their lease is over Next month I think it would Be good to lock them into a year since a 6 month would leave it ending in the winter, is thins smart or not since I do I not know if they are good tenants?

I have not put any in my units but strongly considering it for a 2 family I have but did add 4 two bedroom apartments to an apartment building recently ( space was commercial) and the hvac contractor installed 3 units per apartment ( 1 in living space and 1 in each bedroom) the construction went through the winter and those units kept the apartments nice and warm.

I do not think this was a major strategy killer, but the house sat empty during peak rental time (Summer before school started) and is still vacant at a price above Proforma.Some Observations: Closing costs came out to be much higher than the proforma estimateTaxes were spot onProperty Mgmt. fee spot onThe vacancy is listed at 4%, even though PM says I takes an average of 45 days to rent, so it’s a broad average I’m assuming after tenant leases or across all their properties.They advertise 2-year leases during the tour and most turnkeys are rented prior to closing, not the case for my property, still vacantOne inquiry has come in for a family whose house burned down, but they want 3-month lease smack in the middle of winter for another renewal, not optimalNeither the marketing department nor PM inside Reedy was very proactive as far as communication.

As a quick example, there are Townhomes in Windermere and Winter Garden in the high 200 to low 300 range, some of which have detached garages with Apartments that would work ideally.
