You can't see how high the grass is today from google street view, or how many notices from the city for demo are on the door, can't see if the back half of the house was blown away in a gas explosion, etc.

Still cheaper in my opinion then demo and building new.

So crazy how 100k for a lot in rental area is cheap, plus you still had the demo!

I know flooring materials are realistically about $2.50 and I know with demo and haul off costs, let’s toss in $0.50 and so now I know my flooring costs are $5.00 per foot.

Long story short, we are finishing demo on a two-flat in a Chicago and we are looking at a minimum $50k profit for a fix and flip.

EtcBoth the buy in cost and the demo costs will be far higher than I mentioned.  

Do minor rehab to fix them up, or just do the clean-up/demo if they are in rough shape and sell them for a small profit. 

Home is owned by an investor who just completed demo.

Call them and complain, and they can force him to demo it by re-opening the code case and requiring he legally demo the structure.
