Conclusion: My conclusion is speculative and since I don’t have a crystal ball I wouldn’t venture to post this online, and also I don’t want to help or affect one particular city over the other, since as I mentioned I honestly like both destinations.

I am looking to expand and I want to purchase my first duplex to house hack or do my first flip which both ventures require me to have my financials in order. 

Transitioning into real estate investing can be a lucrative venture, but it's essential to weigh your options and consider your financial goals and risk tolerance carefully.

I am always interested in meeting new people and learnig more. like I mentioned I am still active duty and I am simply tryin to build a network for my realestate investing venture post retirement at the end of this year. 

I am always a fan of financing so I have the ability to pay over time and the money I pay with future payments would be worth less due to inflation, freeing up my capital on hand for other ventures.

I only have one single rental home at the moment, so my work flow for how to resolve this is going to be different than some people.
