On the upper floor there are 2 more rooms, with a full bath.

We purchased a fixer upper 2 years ago and did most of the work ourselves and we triple our  house value.

If so it will be more $Anyway to give you a ball park: it should be 4.5K each (parts and labor) on the low side and 10K each (parts and labor) on the upper side.  

The NNN is in an A class, but it's really heavy on the snowbirds and upper class retirees.

If you are planning upper scale or even basic multi family,  I would recommend doing all 3 bedroom units.  

Can you lease option it for $80k with nothing down and then lease option sell as a fixer upper with a higher margin?

I was woundering if you know any body willing to look at a few pictures of the space and make some quick suggestions as to what they think would work best in the space.

FHA underwriting is much more stringent, so if the house you want to buy is a fixer upper, it may not qualify.

I currently live and work in SoCal, but I may ultimately move to the Wisconsin/Illinois area (SO's friends and family).About the property: 7 units (6 Efficiency, 1 2BR) in a 3-Story house on the Upper Easy Side.
