I want to note, and this advice is not unique to Lifestyles Unlimited, per se, but there are a lot of newbies that go through these various courses, do the 20-100 hours of course work and then feel adequately prepared to start hunting for deals with investors money.Remember, just because it is real estate does not mean there are not major risks.  

These are situations where an individual investors knowledge, experience and expertise provide a unique advantage over the universe of other investors competing for “great” deals.  

We are now building our portfolio through flipping, BRRRR's, and additional STR's until we reach our end goal of unique stays in the form of luxury treehouse STR's on secluded riverside locales. 

Is there anything that gives a town a unique geographic or economic advantage/moat compared to another town? 

My question is what do you see that is unique to selling an ADU separate from the primary unit compared to a condo conversion or TIC/coop?
