Like it should be 4% rather than 0.04% interest for the refinance 5 - The above^ may kill the deal if recalculated and you're hoping to hold, but also consider if 30k is enough meat on the bone for you if you plan to flip, as you may be paying some closing costs too (depending on your market) when you sell, as well as unexpected costs

We have had some unexpected A/C issues in 2 of the units over the past year.

On July 3rd (2018) I sent a settlement request to the builder's lawyer for the amount of the estimate (plus an additional 15% for unexpected expenses) and the amount of legal fees I paid for the lawyer (total is just under $17,000).

As a side note I experienced a unexpected expense last week that I still do not have a total on but estimate in the 10 - 12K range.

I would hold back in cash the rule of thumb percentages each month, but have a credit card or line of credit available for the unexpected. 

First, my job is to defend clients who ended up near the line, whether by accident or on purpose. 

Nothing too unexpected and my PMs in Lubbock did a top notch job handling.

Thanks for the response, I am comfortable putting a decent down payment down but I still want a good amount of cash to wiggle with for any unexpected things / upgrades before going on the market.
