I found that they have a free trial but I'm sure they expect the same requirements as a membership.

I am sure there was some trial and error along the way. 

Look at these trials as a positive!

The longer leases will obviously need to stay...which isn't a bad thing so that you can figure out how things are going with the month-to-month folks and use them as trials to gauge the level of repair and rent which you'll be able to fetch.

When I inquired a while back, the bank will not allow me to transfer the property in an LLC...I was playing with the free trials of Buidium and Rentec Direct, but the bookkeeping (especially in Rentec) seems pretty lackluster. 

This is a "trial balloon" so to speak.
