I asked for a T-12 for the properties and was told: "I do not have a profit & loss report for these properties as these properties represent a small chunk from a larger portfolio.

In NC, and I'm sure in other states under comparable forms, in the 2-T standard form (I don't have a current copy) under 5(b).

There is another, much less stressful and less costly way.We also JV with private capital partners and land flippers to deploy prefab modular homes on our acquired and subdivided properties.If you need any guidance, feel free to connect with me here, on FB, or LI.

OOS investing has been a huge headache for me, to be honest.One thing is that a property may pass an inspection but once the tenant is living there and and putting daily stress on the house,  turning on faucets and light switches, turning on heat/AC etc, thing will start to break/malfunction.

So sorry for all those that had to find out the hard way, but just know you have paid it forward educated us and saved us from a financial loss, wasted time and stress. 

Don't stop... stay consistent... stay focused... and dont stress if you dont have it all figured out in the beginning.
