I have been reading about the costs to build a duplex and begin renting, but thought my situation was a bit unique and so I decided to make my own post.A few years ago we inherited a house and land in town close to a local graduate school for physical therapy, occupational therapy, physicians assistant, etc. 

For areas that I’m looking at, I’ve come to understand that NJ has quite high property taxes, which can be very dependent on average housing prices, school districts, etc.

We have 2 school bus stops right next to it.

As you can see, the numbers aren't great from a CoC return standpoint with current interest rates, but the location is strong - great schools, close to large hospitals, 10 mins from downtown, and popular suburban towns nearby.

Now that I am in grad school I cannot work due to program guidelines and time, but am still wanting to buy an investment fourplex that can build me some equity to offset these ridiculous student loans.
