We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates. 

Great area with strong rent demand How did you find this deal and how did you negotiate it?

About 1/3 are still not providing distributions but their cash position is strong and I'm not concerned about them potentially selling at a loss. 

I was looking for partners in my network who wanted to JV on this property, but they wanted to know for certain that the title was clear since it was through a wholesaler and not "traditionally" through a realtor.   

That being said, if you look at the smaller cabins (900 to 1,200 sq ft), I think the numbers are still very strong.

This needs to work in conjunction with a strong lease and thorough tenant on-boarding. 

Renting, like hiring an employee, taking on a business partner or client and marring (even more so), are relationships that can be costly if made hastily or imprudently.Like others, I have check lists that I do not deviate from.
