Your leasing broker will be able to help with this, but things like which side of the street you are in can make a big difference.  

@Nicholas D'Andrea I am not too familiar with the Point Breeze market but it appears the home you are trying to rent, 2232 Manton Street is a 1,060 SF 3 Bed 2 Bath home & is on the market for $2,900.

I was going to say, I wouldn’t count on too much appreciation with a view like this across the street hehe. 

Easy Street Capital is a great hard money lender and they have an easy to navigate and quick draw process and CV3 Financial was able to assist with the refinance.

An easy thing you can do is google street view maps.

The owner with the house on the next street advertised their house for $1800 rent and they had to reduce it to because there were getting no rental applicants - same model as mine but mine has upgraded cabinets, bathroom and light fixtures.

As @Jay Hinrichs mentions whether a piece of land is land locked (no street access without crossing other land) would be a  matter of a survey or check of tax plats.

Go to the local real estate events in these areas, drive/walk the streets, find a local real estate agent who invests in the area or works with investors in the area, and then go from there! 

This is exactly how I got started in real estate just up the street (the I-5) in Orange County.   

It includes a 3-bedroom, 1-bathroom ranch house along with a private street hosting a small mobile home park with 5 units of which are owned by the seller.
