That happened to me one time after I called law enforcement to do a welfare check on the tenant - I couldn't rouse her to the door, she was asleep with a hangover and her two young daughters were outside alone, skateboarding on a stolen skateboard in the middle of a busy street, barefoot on a cold day.I had tenants call me an "angel", after being there for them at a difficult time.

IE condenser unit gets stolen, which as we all know is a national sport in the mid west.So my point is the closer the property is to the owner the easier it is to respond especially if you are in different time zones.
