But if the old floor was five years old and had a life-span of ten years, you would only charge 50% of the replacement cost or $1,000.

I think will look into maybe doing a FHA loan at 3.5% down, fixing up the property over a span of 6 months and then refinancing into a loan without a PMI expense

A furnace has a life span of 20-25 years, water heater 10, roof 15-20 years, think in terms of age vs. what it's going to cost me to repair.

Roof has a 25 year life span.

I've analyzed about 50-60 deals in a 2 month time span, and I'm starting to think that maybe I'm not running my numbers right?
