Sadly ~ in my experience ~ most realtors can’t organize the time or resources to pick their own nose .. atleast in my area .

@Elvin Green Hmm, it would be pretty difficult to do anything with the "buy and hold" strategy if you have no "seed money". 

but with long term buy hold with little to no equity.. does not take much of a nose dive in bad tenants or vacancy to crumble the castle.

Considering how the Feds can barely figure out laundering operations in front of their noses, I'm pretty sure an IRA transaction is well below their radar.

I also recommend using a stair nosing caulk at the nosing to fill in any gaping and make the nose less likely to break due to wear.

It's also full of practical information about marketing, screening, dealing with late rent or lease violations, etc.After getting a basic education, I recommend putting your nose to the grindstone and building policies, procedures, forms, and letters before you have problems.

Hi @Ryan Bennett, Ron hit it on the nose! 

The kitchen and baths needed some upgrades, there was a water stain on the wall where the washer was, the same floor installer took the bull noses off each step going upstairs, the illegal screen porch would need to be demolished. we would need a few dumpsters for all the junk. 

so if i offer you a million dollar property that rents for 10k a month for $100,000, but demand you pay me back 10k a month you would say no? See
