Hey all, first time landlord with ~3 months experience here.I brought a tenant in 3 months ago with an insurance company paying the rent (tenant's house is being repaired after a fire).

I am wondering if anyone has any experience with this program that could share their thoughts.

A few questions for those who have experience with this: 1.

Your experience is not normal for Memphis and not normal for this zip code.The 38109 property is likely an absolute no-go for out-of-state investors. 

@Shawn Ackerman would you be generous to share your process of assessing deals?

In my experience tenants on the lower end of rent tend to cause more damage than higher price tenants.

Does any have any experience with that.

not sure if you are familiar with basketball but it is alot like the spurs offense. meaning the system works if you trust the process. my uncle has everything set up. contractors, know how, experience, tenant screening. management. so i will integrate into his system and learn it to replicate it like Steve Kerr did for the WarriorsYes, I am - The Big Fundamental was a great power forward!

In my experience, you can absolutely use hard money in bank owned reo auctions...you still don't generally get access and thus need a lender who does need an appraisal in this scenario.
