@Ted Lo what does your lease agreement say about early termination?  

Your LO said it would be tough to get another mortgage because of your debt - but what were his / her assumptions in the amount of a mortgage you were trying to get? 

Bank regs for handling of the down payment are strict but doable by the LO/RTO seller if they know what they are doing.
