Good point, I didn't think about extra cleanup because of hazardous materials. 

So I’m a relatively new landlord, and I have a property with a basement I consider to be somewhat hazardous (more like a really large crawl space).

Then I either get better than average rents or I'll sell it.First I repair/replace things, if needed, that cause more damage (to property or life) if they fail, roof, water heater, plumbing & electrical... anything health and safety related. 

I had a sudden shift in thinking and knew working my "Hazardous duty" job for 20 years just to collect a pension would not be enough to provide any last legacy for him.  

Often times, adult care homes are modified with ramps, railings, and other special safety equipment to cater to the needs of the tenants.

They need to carry basic hazard insurance while the builder carries the liability.  

personally I would have replaced it 5’hears agoI would not tempt having mold either for my safety nor my customer’s (renter’s) safety 

It is near US, everyone speak English, ROI are around 13-20 %,Mexico is the second home of 2 millions of Americans, and the Playa del Carmen city wins hands down Vs Cali on weather, nature, safety, things to do and nightlife.

If you can buy great deals though, say 70-80% of true market value you can have a safety gap between your debt and equity.

I'd love to create a safety net for my family by creating cash-flow outside of my day job.
