In most of the 35 or so deals i've been in, i've had little to no taxable distributions until year 7-8 on our typical 10-year hold period, so a 10% cash on cash return is an effective 13.33% for example when you compare to other taxable returns if at 25% bracket, The syndication next can roll the sale proceeds into another larger investment, like-kind, 1031 exchange and not have to pay any long-term capital gains taxes, about 20-23.8% nor any depreciation recapture tax about 25%.

I see no response from you there.So you're looking in places where market forces mean that housing prices have outstripped rents for -- drum roll please -- sub-areas where the surrounding market forces are somehow suspended and don't apply to the sub-area (niche market) you're looking in, and therefore rents/purchase prices meet your (undisclosed) financial criteria.

It wouldn't take much for me to become the prototypical fat lazy landlord rolling around to pick up fat stacks from his starving skinny boarders, so I at least try to get my dog to the river or the dog park a few times a week, I go out in the garden and pull some weeds (but don't smoke them, those days are long past), hop on my tractor and get some arm exercises in pulling up and pushing down on the joysticks, and get some stair-stepping in when I forgot something down in the garage.

In Allegheny/Washinton County atleast, the paperwork can be a little tedious as the Section 8 offices here are pretty back up and take a while to get the ball rolling but other than that, I would do every rental as Section 8 if I could.
