I've expressed to them that I know I'm not going to be their first call since I'm from out of state and a new name to them, nor do I have some real impressive real estate related resume that I can provide them to help ease their mind about calling me.

Having multiple people look at multiple options messes up the decision process.You're also going to show them why it's a good investment, like your resume or price growth projections.

As a buyer, I don't think I'd trust a broker 100% since his goals are a comm check at close and for you, the fun begins at closing.If you want to a broker to be a "turnkey" (ie do everything from finding and telling you what a good property is to running the deal) then explain that and ask for proof/resume.

Update: decided to get a bit creative and offered a 2month rent concession to the remaining 2 to sign an 18 month lease at the same rate.2 month concession will be netted out over 6 months keeping them at same rent level as now but giving them 6 months to find a new roommate before resuming at the standard rate for another year

The hope is that if they hunker down, get lean while being flexible (to ramp up when demand returns), airlines can catch a ride on what is expected to be a surge in pent-up demand when safety re-emerges and widespread travel resumes.

We are in a similar situation.I missed the meeting in Niceville just due to travel time for me, but I did find a Zoom meeting to attend that is the last Tuesday of each month:Real Estate Investor Networking (zoom meeting) https://www.meetup.com/FWBRealEstate/events/tqkcvryccfbnc/I can't vouch for this since I have not attended.I'm only starting my networking so I expect to make progress in this front in the next 90 days.Real Estate is nuclear here so there's got to be tons of information and meetups, etc.

But at the end of the call, the owner gave me the name and number of the HR guy (even more valuable in this day of resume filtering software) and said, reach out to him if I was interested in looking at opportunities his company might have.
