It's very expensive, has horrible traffic on restrictive roads due to the geography, but is very beautiful, not much snow, milder temperature swings, great hiking and outdoor activities such as 4x4 or hot air balloon tours - very touristy.  

I’m not familiar with any sort of restriction on how many students are allowed to live in each property, but for obvious reasons should use number of rooms as a guideline.

Those who are keeping the loan in-house often impose more restrictions and tighter terms (called "overlays") than those who don't.Do you have a model in place to figure out a purchase price? 

This is my experience so far:  I signed up for Wealthability which so far has turned out to be self education and one year tax return filing which has restrictions.

My general assessments (this year) so far are, most HOAs are not rental investor friendly or have too many restrictions, costs etc. - way too may issues renting, updates, policies, rules, repairs etc.

These institutions may have less restrictive membership requirements compared to local credit unions.

I'm trying to build ADUs right now but they restrict short term rentals for the entire lot that you build one on which makes it difficult if you live on a multi-unit zoned property.These are all valid points.
