I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

It’s either not a favorable market for real estate investment focused on cash flow, or perhaps my limited familiarity with the local multifamily market is holding me back. 

Hello BPers,I am an investor investigating the eastern Michigan market for flips, short term rentals and buy and holds. 

The wholesaler created new terms with the tenants and the wholesaler plans to hold it so that the new loan gets seasoned, before selling the note.I opted not to get involved and have started my knowledge building into private lending.

I would advise to hold off for now and save your money.

"I actually think renting a place will get me started"If you are talking about being a tenant yourself and operating a airbnb in your rental apartment don't hold your breath.

Maybe begin with a simple buy-and-hold single family home or do a house-hack.

Seems 98% of them just want to take a picture holding a big key sign and promote their business on social media.
