It will be very important to have both in place because of the fact I will be investing out-of-state.

I personally love them and think they are a golden ticket to get into real estate investing with some significant equity right out of the gate! 

To clarify, I didn’t invest in a “fund,” but rather purchased a note for a specific fix-and-flip project.

my point was, don't invest all of your savings into anything - you need to keep liquid cash on hand for other opportunities, for emergencies, etc. 

Please don’t “invest” any money in a class/bootcamp you aren’t willing and able to afford just burning.
