You could use vinyl tubing to allow the condensate to drain into the p-trap, similar to a dishwasher connection (obviously this would require some drywall work unless the HVAC closet shares a wall with kitchen/bath).

Plus when i was 18 i got my real estate license and dove right into sales. there was no internet . the fact that a site like this exist to help folks is SO HUGE when your young and starting out.. and all those U tube videos etc.Your generation will be so far ahead of where we were at your age..

It should give you some starting Insurance info to consider:Here are some things to look for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.
