@Lucas Miller its not total to blame but its main factor, if the cost of the investment raises then something have to change. unless the investment become a better grade asset. like a market that is maturing and becoming Premium market like DFW for example, the base line of return is lower and will stay lower moving forward.

I have date/timestamped photos and video of the issue, as well as samples of the dirt saved.The business owner came and looked at the issue - did not try to remedy the situation at all, blamed my professional landscaper and his bobcat on tracks for compacting the soil as he graded (specs for the bobcat state <4 lbs psi, which is less than a person just walking around).

Option they do not have to renew so lender do not typically count them.Strong national tenants that are investment grade BBB- or better for ground lease usually sell for around 5 caps.So if rent is 100,000 annually on ground lease then 2,000,000 value at a 5 cap.

< $500 - 3%$501-$700 - 30%$701-$1,000 - 48%$1,001-$1,500 - 16%$1,501-$2,000 - 2%> $2,000 - 1%While people grade neighborhoods differently, I would consider that C neighborhoods are probably $700-$1,000 rentals (actually, I usually say $900) B neighborhoods are $1,000+.
