Are trailer park homes good investments?

There can be shared laundry onsite, shared parking, shared (yet separated) yard space etcAs for the math portion, I run my rental comps on rentometer and compare it to other ADU's or 1/1 units and their rent amount.

Same if you park it (your cash, not your ride) and not use it at all. 

It is a 5br house in southwest side of portage park for $350,000 and each bedroom will rent $800-900 range from comps we found.

Kids are adventuring and walking too and from school unattended, people park where they need to, people use common sense to make decisions more than relying solely on the rules, etc. 

Of course, you can't protect yourself completely, but this will also help you prepare for buying the next properties a little better, and it's an exercise I generally do when I'm on a showing for a property I'm serious about so that I'm factoring this into my analysis to some degree in a "capex" reserve.Capital ExpenseRoofWater Heater x2All AppliancesDriveway/Parking LotBoiler x2FlooringPlumbingWindowsPaintCabinets/CountersStructure (foundation, framing)Components (garage door, etc.)

I added extended driveway, RV parking, back yard landscaping w/ covered patio, shiplap on two interior walls, and painted accent walls in every room.

That way we can buy homes already placed in parks and make cashflow + a down payment and don't require a real estate license.

I would definitely consider house hacking again but since we just bought out dream little piece of land to park our movable tiny house its definitely not my first thought. 

Anything above that needs to be justified - roof replacement, parking lot repaving, etc.
