The blue line indicates 28% which is a common front end DTI cap. 

The thing that I keep thinking about is that it's a bike ride from the ocean and that will never change.

I think 850k might be close to average these days for a 2 bed 2 bath (2/2) or a 3/2 SFH, but there are certainly move-in ready homes in the 700-800 range within a few miles to the ocean that are 1/2s or 2/2s. 

However, people who leave blue states due to the high cost of living will look at places like Las Vegas.I’ve researched one segment off California population that will be greatly impacted by the 2018 Tax Act and rising prices and taxes and that is people living on a fixed income.California has about 6M retired people.

(Gulfport, Biloxi, Ocean Springs, etc..) just wondering what your reviews are on brokerages down here.  

I generally stay away from blue states.

My realtor also owns a STR in Alabama right on the ocean. 

My wife and I are under contract to buy an ocean view home with a 65% occupancy 4/2 Airbnb rental with a full time 2/1 rental below.
