This sounds like a SFR and if so it is typical that the tenant is responsible for these kind of items.

I'm not sure how straight-forward your rental amounts are, but I needed the ability to line-item out several different charges (CAM fees, etc.) as well as have different base rent amounts based on the year of the lease (cost of living increases yearly) and found that Innago was the best fit for me. 

As a travel nurse, we have to do all kinds of background checks, drug tests, and other compliance items.

Other platforms like RentRedi are so overloaded with features and require additional subscriptions that I gave up on it --- Baselane was simple as hell and did those things better IMO but is missing some core pieces.What platforms do you love for the above items?

This is the only itemized invoice that felt expensive too. 

Also usually the estoppels are one of the last items.

Bottom line is it's a pain in the butt and in some areas you have to escrow money for those items (see the escrow column in attachment below).  

Those two items added $6850 that included labor costs to our renovation costs.

We also provide a welcome basket that gives them items to get through a few days so they don't have to go shopping right when they arrive (2 toilet paper rolls, 1 paper towel roll, small dish soap, small hand soap, 2 dishwasher pods, 2 laundry pods, 3 garbage bags, scrub brush for dishes, a few coffee pods, some sugar packets, etc).
