So, we will put a 6-8" mattress up there.  

Apparently, the neighbor found bed bugs in his unit so he was letting the neighbors know (aka my tenants) They told him that they had been having a bed bug problem for the last three months and that a mattress that had been placed on the balcony was the result of it being infested with bed bugs. 

He furnishes them with a top of the line mattress, huge screen tv in the living room, medium ones in each bedroom, best wifi/internet/cable package the area has, etc. 

Those poor, innocent tenants: they didn't dump that trash in the yard, they didn't throw those mattresses over there, they didn't abandon that car out by the shed, their kids didn't kick holes in the hallway walls.....It was those rich, scoundrel landlords.

Further, if it is a severe infestation, it is likely the mattresses or couches will have to be thrown out. 

He also wants to sue for damages of mattresses thrown out, furniture, etc.  

. $1500 to replace box springs and mattresses (amazon has great deals btw)$300 for a deep clean of the house to remove dead bugs and all the filth the old housekeeper left behind.

The inspector did find evidence of bed bug by-product on the mattress but could not find any bed bugs, dead or alive.  

Items like paint and mattresses cost a fortune to dispose of.You end up doing A LOT of estimates and bids on repair work when they are trying to sell the property and just need to know the cost for repairs.

Mattresses, A/Cs and fridges will typically cost extra for disposal no matter who takes them to the dump.
