I was sent an offering memo by a broker selling a multi-family building in an area no reasonable person would even consider affordable housing material yet the marketing materials made a point of emphasis to detail how the property would satisfy the need for affordable housing.

My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates). 

Thank you Lauren,  Yes, Pad split is already in this market so I think Im good.   

However, given todays market, it is definitely hard to find one. 

Pushing into other, close-by, markets is the best (and maybe only) way to make it work.

Where are the best markets to target in and/or near NJ in 2025?
