In that case it might be better for them to look at a DST where if an accredited investor they can put that money into owning a small slice of a 5 million property.DST's are heavy on the fees and investor can't really control the exit.

Also, you always want to offer (almost embarrassingly) low on properties, so that it's a good deal any way you slice it.Worst case (besides a simple deal fall-through), you could always wholesale the property - we all know it's not too hard to beat out the other wholesalers' inventory, haha.
