All expenses are paid by the IRA, all income flows to the IRA, and you cannot inject value into the IRA by giving the IRA free labor.With the ROBS program, you can use existing retirement funds to capitalize a business, but the business will be a taxable C-Corp.  

The lender may ask for additional equity injection, security or alike from both you and the old borrower depending on how strong the property is in today's market.

Since you have existing operations there may be ways to structure the deal very creatively to limit your cash injection. 

TIC's if there are a lot of investors can be a nightmare as down the road everyone has a voting share and trying to get them to agree on sale,refi, injecting more money, etc. can be difficult.

So the capital injected by you goes into the company and the company uses those funds to purchase and perhaps repair the asset.  

This, compared to other cash injections, should create some sort of comparable equity split.
