House hack is the only option but even that might not be feasible.

A lot of the advice I am seeing here and other places seems to oriented towards younger newbies - For ex: - house hacking or BRRR - these are not appealing to me.

Are you focusing on corporate housing, insurance placements, traveling professionals, or something else?

Section 8 may seem like a home run but I've seen houses destroyed in a years time, I would steer clear. 

Sounds like you should go the house hack/FHA route.

It is entirely different than a residential house. 

You know those signs that say "we buy houses for cash" call them and say you are investor looking to buy a flip.
