it typically takes a few years just to recover the closing costs. those are the types of things that get sugarcoated / ignored and they shouldn't be.3 separate recent sources show that it is cheaper to rent than buy at high LTV in virtually every market.

The owners of the duplex hired a property management company to manage the duplex but for their leasing agreement, they amended the leasing agreement so that the tenant would pay on the 25th, instead of the first.

We bought it with a HELOC on my mom's primary residence for the first $40k, then hired a contractor for demolition and major renovations, did cosmetics ourselves and used more heloc money totaling $60,000. 1 year later we listed it on VRBO and AIRBNB and refinanced the $100000 into a fixed rate mortgage.

However when you think about the number of active people on the forums vs the number who are in that specific area and have hired property managers (meaning they're not self-managing) the pool gets a bit small.

If banks controlled all this business and did away with the broker model and like what I experienced the lender was a bank employee and was on salary not commish.. docs are prepped by the bank ( on my commercial loans that is free no charge NO JUNK Fees at all just appraisal and 1/2 a point to maybe 1 point. this is a stumbling block for owner occ especially first time buyers who dont have money for closing costs and generally need the seller to contribute you know I see it all the time on my starter homes that I finance for flippers.. virtually everyone has seller assist on it to pay for all the junk fee's and brokers fees.. its getting paid somewhere and that just makes it harder for those buying homes to live in ..
