I am looking to purchase a single family home which has 2 bedrooms, kitchen, living area, bathroom on main floor.

They have huge efficiencies of scale building the same floor plan over and over ordering the same packages of materials.   

If he does move out and has been there for 24 years, my guess is you are going to have quite a few expenses (ie new flooring throughout, paint and possibly updates-countertops, etc) just from normal wear and tear. 

Junked it out, cleaned up landscaping, drywall repair, texture, paint, new interior doors and trim, new waterheater, new floors in kitchen. some new floors, countertops, new roof, painting cabinets.

The exception being if you are changing the floor plan which may mean you need architect drawings.

Furnace is about 5 years old, new vinyl flooring upstairs and downstairs, and new vinyl windows.

The home is turn key with a new roof, furnace, floors, AC unit and paint inside and out within the past few years.

The fitness centers I have seen with large windows are usually on the ground floor.
